Dholera Special Investment Region (DSIR) is one of the first and the biggest of the eight manufacturing cities to be developed under Phase-I of the Delhi Mumbai Industrial Corridor and is planned to be the first and largest smart, sustainable “greenfield industrial city” located approximately 100 km south of Ahmedabad to cater to a population of two million, employing over 8,00,000 people. Dholera SIR spanning approximately 920 sq. km., encompassing 22 villages of the Dholera Taluka in the District of Ahmedabad, is envisaged to be bigger than the city of Ahmedabad. It is strategically located between the industrial cities of Ahmedabad, Baroda, Rajkot and Bhavnagar. It has been notified under the National Investment and Manufacturing Zone policy and obtained environmental clearance in August 2014.
The 920 sq. km. of the Dholera Industrial City area has a total developable area of about 580 sq. km. since one third of the area falls within the Coastal Regulation Zone (CRZ) boundary where development is restricted and is as per CRZ norms. Out of the 580 sq. km. the prime agricultural land has been preserved and a total area of about 422 sq. km. has been set for urban development, which has been translated into six town-planning schemes and will be developed in three phases.
Dholera’s immediate City development area of approximately 5,600 acres is now almost developed and available for operations.

● Private players have been given permission to start their development work inside the Activation Area by the Dholera authority.
● About 1500 acres of the developed land is available for industrial use while 1400 acres of developed land is available for other uses.
● Linear development along the central spine, the 250-metre road from TP 1 to TP 6 is planned and taken up on top priority.
● The proposed Greenfield Airport will be developed as the second airport of Ahmedabad and serve the logistic and cargo requirement of DSIR.
● Many of the major infrastructure projects have commenced; Ahmedabad-Dholera Metro-rail and Bhimnath-Dholera Railway Connectivity are getting underway.
● Work on Ahmedabad-Dholera Expressway, Artificial River + Riverfront, Water Treatment Plant, STP and Power Plant, is substantially accomplished.
● Dholera is ready to set up the largest single-location Ultra Mega Solar Power Park of 4400 MW capacity.
● Once all these projects are complete and operational, land rates here will just shoot up. The ripple effect will be visible across Dholera with impact felt far and wide.
● Recently TATA has launched their semi-conductor project in Dholera. TATA group has already completed 300 MW solar park project in Dholera and also planning to start India’s biggest Lithium-Ion battery plant in Dholera. Dholera serves as an ideal hub for EV manufacturers.
● One more news related to TATA group came across to us through media that the TATA group in addition to establishing the facility here in Vadodara, will establish a very large scale aerospace & high-tech manufacturing facility in Dholera.
